Tapping into your Equity – Refinance

To refinance is to pay off your existing mortgage with another one at a lower rate.

A cash out mortgage refinance is the most common type of refinance. It is when you refinance your existing mortgage and borrow some of your equity in a lump sum to use it for other purposes such as home improvements, college, medical reason, and etc.

Other reasons people use a cash out refinance is to use the equity in their home to invest in real estate, or start their own business.

Cash out refinances are very good tools when used for the right reasons. It is not wise to do cash out refinancing if you are going to receive a higher interest rate than what you already have on your current mortgage.

If you have a really good rate on your current mortgage, it would be wise to leave it alone.

However, if you are looking to tap into the equity you have acquired in your home without touching your current mortgage, you may want to consider a Home Equity Loan.

With a home equity loan you can borrow the equity you have acquired without touching your first mortgage. The home equity loan is also referred to as a second mortgage.

For illustration, if you have acquired $50,000.00 worth of equity in your home, you can borrow what you need of that equity, without your first mortgage being affected.

The cash out refinance and the home equity loan are very similar and serve almost the same purpose, your situation should determine the right choice for you.

For those new to property investment in Orlando, Florida it is hard to know how to accurately decide the worthof those properties.  Property values are principally set by condition of the property, location and future consistent rental revenue expected.  Multiple unit investment properties will leave room for the investor to be able to charge higher prices which make a higher rental potential profit than that of single resident rental properties in Orlando.  People who invest in 2 and 3 bedroom units have the potential of charging higher leases because these are the kinds of homes families look for in Orlando.  Families will also remain in the apartments for a longer time period than a single person does, making a steady income flow.  

Real estate stockholders interested in researching and buying a mult-unit property as an investment in Orlando rental property to families need to take some things into account so as to be in a position to find just the right style of investment properties in Orlando.  One thing to remember is to look around for studio complexes large enough for families with apartments that have 2 and 3 bedrooms.  Multi family units that are found in neighborhoods with middle income families will generate a way more reliable and higher stream of monthly revenue.  Potential for tenant s are higher in these areas.  It ‘s a good idea to stay out of urban or areas with poverty level incomes if you would like your investment to supply as high a rate of return as possible.
